DENGKIL: LBS Bina Group Bhd is stepping up the commercial development of KITA @ Cybersouth with Mydin Mohamed Holdings Bhd coming on board as the township's first supermarket, strengthening its retail offering as the resident population is projected to more than double.

The developer on Saturday signed a tenancy agreement with Mydin, paving the way for the establishment of a 24,000 sq ft supermarket at KITA Avenue Square, a key commercial component of the 633-acre integrated township.

The supermarket will occupy a 0.554 hectares (ha) site and is expected to serve a growing population currently estimated at about 30,000, which LBS expects to reach around 70,000 once the remaining residential phases are completed.

LBS Group executive chairman Tan Sri Dr Lim Hock San said the partnership reflected the company's strategy of aligning commercial offerings with the needs of its expanding residential catchment.

"Introducing Mydin as the first supermarket in this township is another step towards creating a well-rounded community where residents can easily access daily necessities," Lim said.

KITA @ Cybersouth focuses on affordable housing, while Mydin is a popular brand in the affordable retail segment. Lim said through this partnership, we are providing not only affordable homes but also access to daily essentials at reasonable prices," he said after the signing ceremony.

Lim said KITA Avenue Square was developed specifically to strengthen the township's commercial ecosystem, with shoplots priced from RM1.39 million.

He said the arrival of Mydin would provide a stronger retail anchor for the township while creating a more comprehensive mix of amenities as more residential units come on stream.

The agreement was signed by LBS Group chief executive officer and managing director Datuk Wira Lim Hock Guan and Mydin managing director Datuk Wira Dr Ameer Ali Mydin at the LBS Discovery Gallery at KITA @ Cybersouth.

KITA @ Cybersouth spans about 256.2ha of Malay Reserve Land and is planned as an integrated development comprising residential and commercial components, community facilities, and connectivity networks.

The township has a planned total of about 16,000 residential units. About 40 per cent of the units have been completed, with another 5.0 per cent under construction, while the remaining 55 per cent are still in the planning stage.

"KITA @ Cybersouth currently has a population of about 30,000, a figure expected to rise to around 70,000 once the remaining residential units are completed.

"This growth is further supported by the resident demographics, which are predominantly young; approximately 63 per cent of buyers are aged 40 and below," Hock Guan said.

He said the township currently has about 45 shop units, which are adequate for the existing population but will need to be complemented by larger-format retail offerings as the community expands.

"However, as the remaining residential units are completed over the next few years, the population is expected to grow to around 70,000, and the presence of Mydin will help meet the daily needs of this expanding community," he said.

For Mydin, the partnership gives the retailer access to a growing residential catchment underpinned by young families and rising household demand.

Ameer Ali said the growth of KITA @ Cybersouth provided Mydin with an opportunity to serve an increasingly sizeable community with affordable daily necessities.

"We hope to serve the community by providing goods at affordable prices. In this business, prices must be reasonable, service must be excellent, and the food provided must be fresh."

"For us, fresh produce and food essentials are among the community's priorities," he said.

The supermarket is expected to enhance KITA @ Cybersouth's attractiveness as an integrated township while providing LBS with a stronger commercial anchor as it progressively builds out the development.

The entry of Mydin also underscores the growing importance of retail and everyday amenities in large-scale residential developments, particularly as developers seek to create self-sustaining communities rather than standalone housing projects.
