Acceptance of Terms

By accessing and using this Website and mobile application, you agree to be bound by these Terms and Conditions ("Terms"). If you do not agree to these Terms, you must not use this Website or application.

We reserve the right to modify these Terms at any time without prior notice. Your continued use of the Website and application following any changes constitutes your acceptance of the new Terms.

Description of Service

FindHouse is operated by FindTeam Technology and provides an online real estate platform that enables users to search for, post, filter, and manage property listings. The platform connects Agents (property sellers, renters, and real estate professionals) with Public Users (property buyers, renters, and seekers) to facilitate real estate transactions.

FindHouse's Role and Limitations

Platform Facilitator: FindHouse is not a party to contracts entered into directly between Agents and Public Users. FindHouse is not a real estate broker, licensed agent, travel agency, or insurer, and does not act as an agent in any capacity for any users.

No Control Over Conduct: While we work to ensure great user experiences, FindHouse does not and cannot control the conduct of Agents and Public Users. You understand that FindHouse may, but is not required to, monitor how the FindHouse Platform is being used.

Moderation Rights: FindHouse may review, disable access to, remove, or edit listings and content to:

• Operate, secure, and improve the FindHouse platform (including fraud prevention, risk assessment, investigation, and customer support)
• Ensure user compliance with these Terms
• Comply with applicable law or court orders
• Address content we determine is harmful or objectionable
• Maintain quality and eligibility criteria
• Prevent unauthorized access or misuse

Agent Cooperation: Agents consent to work with and support FindHouse in good faith, provide necessary information, and cooperate with any investigation into improper use or misuse of the platform.

Use of the Website

You agree to use this Website and application only for lawful purposes and in a manner that does not infringe on the rights of, restrict, or inhibit anyone else's use and enjoyment of the platform.

Prohibited Activities:

You must not:

• Use the Website in any way that is fraudulent, illegal, or harmful
• Attempt to gain unauthorized access to any part of the Website, servers, or databases
• Scrape, hack, reverse engineer, or compromise the FindHouse platform
• Use bots, crawlers, scrapers, or other automated methods to access data
• Take any action that could damage or adversely affect the platform's performance
• Use or display property listings without owner permission or authorization
• Copy, mirror, or frame the Website layout or design without consent
• Harass, discriminate, or show disrespect to other users
• Misrepresent your identity or take on someone else's identity
• Post violent, unlawful, misleading, vulgar, harassing, or discriminatory content
• Engage in prostitution, solicit it, or help carry out human trafficking
• Use FindHouse names, logos, or trademarks without permission
• Register domain names, social media handles, or branding that could be mistaken for FindHouse

You are responsible for ensuring that your computer system meets all technical specifications necessary to use this Website and is compatible with the application. We reserve the right to suspend, restrict, or terminate your access at any time without notice if we have reasonable grounds to believe you have breached these Terms.

Account Security

You are responsible for maintaining the confidentiality and security of your account credentials. You may not disclose your credentials to any third party. You are liable for activities conducted through your account and must immediately notify FindHouse if your credentials are lost, stolen, or your account is compromised.

Agent Registration

Users may register as a Real Estate Agent (Ren) by visiting the dedicated "Register as Ren" page on the FindHouse platform. During this process, users must provide a namecard or other supporting documents, which will be verified by FindHouse administrators. Only after successful verification and approval of the document will the user's account be activated as an Agent. This verification process ensures legitimacy and compliance with these Terms.

Property Listings and Content Policy

Posting Listings:

For FindHouse platform, we enable you to post text, photos, information, and other content ("Post Your Listing"). By providing "Post Your Listing" in any form, you grant FindHouse a non-exclusive, worldwide, perpetual, irrevocable, royalty-free, sub-licensable, and transferable license to copy, modify, prepare derivative works, distribute, publish, and otherwise exploit that content without limitation.

Listing Policy:

You are responsible and liable if any of your "Post Your Listing" violates or infringes the intellectual property or privacy rights of any third party. All content you submit is entirely your responsibility, and you represent and warrant that you either own the content or have the right to give FindHouse the permissions outlined in these Terms.

Content must not include:

• Violent, unlawful, misleading, vulgar, harassing, or discriminatory material
• Information that violates our content policy
• Inaccurate, incomplete, or deceptive property information
• Copyright or trademark-infringing material

Content Ownership:

You understand that FindHouse and/or its licensors own all intellectual property rights for platform content. Except as specifically allowed by these Terms, you are not authorized to use, copy, modify, distribute, or exploit any content accessed through the platform without proper authorization.

Accuracy of Information

FindTeam Technology uses reasonable efforts to ensure the accuracy of information provided on this Website. However, due to the nature of real estate markets and the volume of user-generated content, we do not warrant or guarantee the accuracy, completeness, or reliability of any property listings, market data, or other information provided.

Intellectual Property

Content Ownership:

All content on this Website, including but not limited to text, graphics, logos, images, video clips, data compilations, software, and other material ("Content"), is owned by or licensed to FindTeam Technology and is protected by copyright, trademarks, database rights, and other intellectual property laws in Malaysia and internationally.

User License:

You may access, view, and use the Content from this Website for your personal, non-commercial use only, subject to your compliance with these Terms. You must not:

• Reproduce, modify, or distribute any Content
• Create derivative works from any Content
• Sell, license, or transfer any Content
• Delete, modify, or obscure any copyright, trademark, or proprietary notices

Permitted Use of Listings:

Subject to your compliance with these Terms, FindHouse grants you a limited, non-exclusive, non-sublicensable, revocable, non-transferable license to:

• Access and view property listings and content made available on the platform
• Use the information solely for your personal and non-commercial purposes (e.g., researching properties for personal purchase or rental)

Data Usage and Privacy

By using this Website and application, you acknowledge and agree to our collection, use, and processing of your data as described in our Privacy Policy.

FindTeam Technology collects and processes data, including but not limited to user input, browsing behavior, and property-related information, to enhance the Website's functionality, and for other purposes as described in our Privacy Policy.

We may use aggregated and anonymized data for research and development purposes.

We are committed to protecting your personal data in accordance with the Personal Data Protection Act 2010 (PDPA) of Malaysia.

Links to Third-Party Websites

This Website may contain links to third-party websites that are not owned or controlled by FindTeam Technology. We have no control over, and assume no responsibility for, the content, privacy policies, or practices of any third-party websites.

You acknowledge and agree that FindTeam Technology shall not be responsible or liable, directly or indirectly, for any damage or loss caused or alleged to be caused by or in connection with the use of or reliance on any content, goods, or services available on or through any third-party websites.

Disclaimer of Warranties

FindTeam Technology expressly disclaims all warranties, whether express or implied, including but not limited to:

• Accuracy, Reliability, and Completeness: Property listings, descriptions, photos, prices, and all other information posted by Agents may contain inaccuracies, omissions, or outdated information. Users should independently verify all property information before making decisions.
• Agent Verification and Legitimacy: While FindHouse collects agent namecards or other supporting documents for basic reference, this does not constitute full identity verification, authentication, or endorsement of any Agent.
• Fitness for a Particular Purpose: FindHouse makes no warranty that the platform is suitable for any particular purpose or that it will meet your specific needs or expectations.
• Merchantability and Non-Infringement: The platform does not warrant that listings or content do not infringe on third-party intellectual property rights or that all content is legitimate.
• Uninterrupted or Error-Free Access: FindHouse does not warrant that the website or application will be available without interruption, that access will be uninterrupted, or that the platform is free from errors or defects.
• Freedom from Computer Viruses or Harmful Components: FindHouse does not warrant that the platform is free from computer viruses, malware, or other harmful components, though we use reasonable security measures to protect against such threats.
• Property Legality and Legitimacy: FindHouse does not independently verify the legality of property listings, ownership documentation, or the legitimacy of transactions. However, FindHouse reserves the right to review, remove, or suspend any listing suspected to be illegal, fraudulent, or in violation of platform policies.

Limitations of Liability

Users agree that FindHouse shall not be held liable for any damages, whether direct, indirect, incidental, special, or consequential, arising from:

• The use—or inability to use—the FindHouse platform or any information it provides
• Any property listings, descriptions, photos, or information posted by Agents or other users
• Reliance on any information found on the platform
• Communications or interactions with other users (Agents, sellers, buyers, or renters)
• Financial losses, lost profits, loss of opportunity, or business interruption
• Loss of data, privacy breaches, or unauthorized access to user accounts
• Any decisions made based on information obtained from FindHouse
• Third-party actions, data, or services linked to or accessed through the platform
• Computer damage, system failure, or service interruption
• Any property transactions or agreements entered into between users

This limitation of liability applies regardless of whether FindHouse has been informed of the possibility of such damages, and whether the claim is based on warranty, contract, tort (including negligence), strict liability, or any other legal theory.

Indemnification

You agree to indemnify, defend, and hold harmless FindTeam Technology, its affiliates, officers, directors, employees, agents, suppliers, and licensors from and against any and all claims, liabilities, damages, losses, costs, expenses, or fees (including reasonable attorneys' fees) arising out of or relating to your breach of these Terms, your use of this Website to the extent permitted by Malaysian law.

Governing Law and Jurisdiction

These Terms shall be governed by and construed in accordance with the laws of Malaysia. Any dispute arising out of or relating to these Terms or your use of this Website shall be subject to the exclusive jurisdiction of the courts in Malaysia.

Severability

If any provision of these Terms is held to be invalid or unenforceable, such provision shall be struck and the remaining provisions shall remain in full force and effect.

Entire Agreement

These Terms, together with our Privacy Policy, constitute the entire agreement between you and FindTeam Technology with respect to your use of this Website and supersede all prior or contemporaneous communications and proposals, whether oral or written.

Language

In the event of any inconsistency between the English version and the Bahasa Melayu, Chinese, or other language versions of these Terms, the English version shall prevail.

Modification of Terms

FindHouse may modify these Terms at any time. When we make material changes to these Terms, we will post the revised Terms on the FindHouse platform and update the "Effective" date at the top of these Terms.

If you disagree with the revised Terms, you may terminate this agreement immediately as provided in these Terms. If you do not terminate your agreement before the date the revised Terms become effective, your continued access to or use of the FindHouse platform will constitute acceptance of the revised Terms.

If you do not agree to the new terms, in whole or in part, please stop using the Website and the application.
