
Myra Embun targets suburban demand shift in Putrajaya fringe
KUALA LUMPUR: Oriental Interest Bhd, through its residential property arm Myra, has launched Myra Embun mixed development in Jenderam, Selangor as demand in the housing market shifts towards more connected suburban locations.
Set on 2.06 hectares of freehold land, the project comprises serviced residences, retail components and a boutique hotel.
It is positioned as one of the earlier integrated developments in the Jenderam area, located about 5km from Putrajaya and linked via the MEX, PLUS and Lingkaran Putrajaya highways.
The launch comes amid a more selective residential market, with National Property Information Centre data showing buyers increasingly prioritising connectivity, functionality and integrated developments, particularly in stratified housing segments.
Myra Embun is located within the Putrajaya-Cyberjaya-Dengkil growth corridor, which continues to see spillover demand from surrounding townships.
The development features two residential towers with 594 serviced apartment units across five layout types ranging from 700 sq ft to 1,490 sq ft. Indicative prices start from about RM250,000.
The project also includes retail lots, F&B outlets, a supermarket, EV charging facilities and a boutique hotel, alongside shared amenities such as co-working spaces, a multipurpose hall and recreational facilities.
Myra said the development is intended to cater to first-time buyers, upgraders and young families seeking larger unit sizes, amid a broader trend towards smaller new launches in the market.
